How Do I Find Out About Conditions In A Neighborhood? | Rock-n ...

Q: I?m trying to find out about conditions in an area. I?ve contacted the Chamber of Commerce,the Police Department and several other organizations.They all tell me that the law won?t let them tell me about crime rates,type of shopping and simple things like that. I?ve also asked Realtors and they say they don?t know anything about the neighborhood, but they have homes listed there. One Realtor said she hadn?t ever seen the home she had listed and couldn?t tell me anything about it.I?m just trying to find an area that my wife & I can call home while being safe. We?re looking in the Birmingham, Alabama and Jackson, Mississippi area and are looking for a home we can live in while we do a restoration. We don?t want a fancy home because we can?t afford one and we want to personlize it.

A: I am in CT, but you are correct that laws limit what agents can see regarding certain characteristics of a community, that said I understand your frustration. Most states have data that is compiled in the same manner for each town ( ie demographics and/or town profiles), you can check some data there. Also, individual towns have good information on their web pages. Crime statistics are reported through many local papers or ?patch? online news letter/papers. I find when I show property, we look for neighbors, and often approach them, and my clients can ask questions that I could never answer, since I don?t live on that particular street. A: Federal housing laws prevents many professionals from giving a subjective opinion about an area. HUD can impose huge fines and they could lose their license.

There are many websites that offer demographic information, such as www.city-data.com. Use sites such as these to get factual information about the places you are contemplating. Once you get a idea of how those areas compare against each other, then drive the areas you are interested in the most and see which areas you feel most comfortable with.

Chose a Realtor to work with solely and build rapport with them. Tell them what you want. Don?t ask them directly where is the best area. If they know what you are looking for, they can guide you to what you need and still remain within the limits of the law.

A: It?s true, its against the law for a Realtor to comment on neighborhood conditions. You can call the neighborhood police department and they can usually send you to a web sight for that kind of information. Other than that, I always recommend to my clients to drive the neighborhood. Visit during times that you know people will be out and about, morning, evening, weekends.
